Using the Nunnery for the University College Isle of Man's IT courses costs almost £140,000 each year.
Education, Sport and Culture Minister Graham Cregeen revealed in this week's sitting of the House of Keys that renting the site costs £62,835 annually, in addition to a £75,260 service charge.
The Department reviewed its use of the site last year, but decided to continue using the Nunnery after talks with the University of Chester.
Mr Cregeen insists the cost of renting the site is less than when the College and Government ran the site, and that six months notice must be given to break the lease.
